Buying becomes cheaper from year 11.

How it is worked out: renting adds 12 months of rent each year, rising by your rent rise. Buying adds the down payment, the buying costs if counted, the loan payments made in the period and your yearly owner costs, then takes off what you own at the end. Not counted: what your cash could earn elsewhere, and the costs of selling.

How it is calculated: Interest is charged on the amount still owed, so each payment repays more of the loan over time.
