Notes

A handover report for an apartment or house in Jordan, for the day the tenant moves in or moves out. Record the condition of each part of the property, the meter readings and the keys, download it as a PDF or Word file, and sign it with the other party.

Why record the condition of the property?

  • The landlord must hand over the property and what goes with it in a condition fit for the intended use; handover means letting the tenant take possession with nothing in the way.[Civil Code 43/1976, art. 677 · checked 31 Oct 2026]
  • The property is held in trust by the tenant, who is liable for damage caused by their fault or misuse.[Civil Code 43/1976, art. 692 · checked 31 Oct 2026]
  • The tenant may not alter the property without the landlord's permission; if they do, they must restore it to its previous condition at the end of the lease.[Civil Code 43/1976, art. 694 · checked 31 Oct 2026]
  • The landlord must repair defects that affect the use of the property; if they do not, the tenant may ask the court to rescind the lease or for permission to repair and recover the cost.[Civil Code 43/1976, art. 681 · checked 31 Oct 2026]
  • A report signed by both parties at move-in and again at move-out gives both a shared record to compare.

How to use the checklist

  1. Walk through the property together with the other party.
  2. For each part, choose its condition and note any scratches, stains, leaks or missing items.
  3. Write down the electricity and water meter readings and the number of keys handed over.
  4. Take dated photos and keep them with the report.
  5. Download the report, sign it with the other party and keep a copy each.

  • Hagzi does not inspect the property, value any damage, give legal advice or settle disputes, and is not a party to the lease.

Questions about handing over a rented property

Does the law require a handover report?

The law does not prescribe this form. It helps show the condition in which the landlord handed over the property and the tenant returned it: the landlord must deliver it fit for use, and the tenant is liable for damage caused by their fault or misuse.[Civil Code 43/1976, art. 677; Civil Code 43/1976, art. 692 · checked 31 Oct 2026]

Who pays for repairs found at handover?

The landlord repairs defects that affect the use of the property, and the tenant is liable for damage caused by their fault or misuse. What the lease says about minor repairs also counts.[Civil Code 43/1976, art. 681; Civil Code 43/1976, art. 692 · checked 31 Oct 2026]

Can the deposit be kept for damage?

Only as the lease allows. Hagzi's rental deposit guide explains what the law does and does not say about deposits.
