Renting in Amman with bills included: what it usually covers
hagzi-guides::app.disclaimer.guides
The short answer
In Amman, rent with bills included is most common for furnished apartments, short stays and student rooms. It can cover electricity, water, internet, heating and the building’s service fee, but there is no standard: each owner decides. Ask for the list in writing and whether there is a monthly limit on electricity or heating.
What “bills included” can mean
- Electricity: sometimes capped, with the tenant paying above a set amount.
- Water: often included in buildings with a shared meter.
- Internet and TV.
- Heating (diesel, gas or central): the biggest winter cost, so ask how it is shared.
- The building service fee for cleaning, the guard, the lift and lighting.
How to compare it with a normal rent
Add an estimate of the monthly bills to a normal rent and compare the total. Ask the owner or the previous tenant for recent bills, especially for winter months.
Hagzi listings do not yet have a separate “bills included” field, so search furnished rentals and confirm with the owner what the rent includes.
Put it in the lease
- Which bills are included, by name.
- Any cap and how the extra is calculated and paid.
- Who keeps the meters in their name and who pays a final bill when you leave.

Can I filter Hagzi listings for bills included?
Not yet: listings have no separate bills field. Furnished rentals are the best place to start, and the owner can confirm what the rent covers.
Is rent with bills included more expensive?
The rent is higher, but the total can be similar or lower if the bills would otherwise be large. Compare the total monthly cost.
Who pays if I use more electricity than expected?
It depends on the lease. Many owners set a cap and ask the tenant to pay above it. Agree it in writing.
